When you’re doing a house showing you have to first treat it like it’s your listing.
If your mindset is in the place of just showing up with your client, you’re going to be struggling to close the real estate deal.
Because you won’t be prepared with all the facts.
You have to know each property as if it were your own listing.
Many of the homes I show are vacant. Most agents just schedule a time online and grab the lockbox key. I try to ask the listing agent everything about the home. What’s new? What’s renovated? Any additions? What does the association take care of? This information will not be in the public comments or broker remarks on the MLS.
Second, do your research on each community.
A good tactic is to step into the shoes of the buyer.
Look at every picture.
Know the floorplan before you step foot in there.
You have to act like you are the buyer.
You’ll see it from a totally different perspective.
